Why houses in Snohomish County turn green

Our wet, mild climate is perfect for algae and mildew. It grows fastest on the shady sides of the house, under eaves and behind shrubs, and it feeds on the dust and pollen stuck to your siding. Left alone it spreads, stains, and holds moisture against the wall.

A garden hose and a scrub brush move it around. A rented pressure washer can etch vinyl, strip paint and force water behind the laps. That's why we soft wash.

How our soft wash works

Soft washing uses low pressure, about what comes out of a garden hose, plus a cleaning solution made for exterior siding. The solution kills the algae and mildew at the root, then a gentle rinse carries it away. Because the growth is actually killed instead of knocked off the surface, your house stays clean a lot longer.

  • Vinyl siding: the most common siding we wash in Arlington and Marysville, and the easiest to damage with high pressure.
  • Hardie and fiber cement: cleaned without scarring the painted finish.
  • Cedar and wood siding: brightened without raising the grain.
  • Painted siding and trim: safe on sound paint. If paint is already failing we'll tell you before we start.

How often should you wash your house here?

Most homes in the Stillaguamish valley look their best with a soft wash every one to two years. Homes tucked under big firs or cedars, or with a lot of north-facing wall, may need it yearly. Spring and early summer are popular, but we wash houses most of the year whenever it's above freezing.

Will soft washing hurt my plants?

We pre-wet your landscaping, keep the solution where it belongs, and rinse plants again when we're done. Healthy plants come through just fine.

Can you pressure wash vinyl siding?

We don't use high pressure on vinyl. It can crack panels and push water behind them. A soft wash gets it cleaner and keeps it clean longer.

How long does a house wash take?

Most single-family homes in Arlington take two to four hours, depending on size and how much growth there is.

Do I need to be home?

Usually not. We need an outdoor spigot and unlocked gates. We'll walk the finished job with you in person or send photos.
